Wasa Real Estate – established 1982 in Nueva Andalucia, Marbella – is a trusted and very experienced Scandinavian Boutique Real Estate Agency specialising in the sale of Premium Properties in Nueva Andalucia, Puerto Banus, Golden Mile and La Zagaleta, also offering some special properties on the New Golden Mile in the direction of Estepona.
In 2012 and having worked at the firm 18 years as Sales Director and later Partner, Peter Jacobsen purchased the trademark to take the Company in a new direction with a wealth of local Market knowledge and a very extensive experience making the company an ideal Partner for clients offering a bespoke, personal service, integrity, trust and all the necessary market knowledge and contacts to make the journey to find THE right property a pleasurable, painless and smooth experience.

BUYING A SECOND HAND PROPERTY
BUYING A SECOND HAND PROPERTY
The reservation deposit ensures the property is taken off the market up to two weeks.
This deposit is held by your lawyer until a Private Contract has been agreed and signed.
At this point you are asked to pay 10% of the purchase price (minus the monies that you already paid).
Completion and handover of the property normally takes 4 – 6 weeks in total.
Upon completion you will pay the remaining 90% plus relevant taxes & fees at the notary.
Transfer Tax (ITP)
- Property value ›› Less than € 400 000 = 8%
- Property value ›› € 400 000 – € 700 000 = 9%
- Property value ›› More than € 700 000 = 10%
- Lawyer fees ›› 1% +IVA (approx.)
- Notary fees ›› 0,5% +IVA (approx.)
- In case of New Build Properties there is 10% IVA (VAT) payable in this case plus 1.5% Stamp Duty. Legal fees, Notary and Land Registry Fees are the same at 0.3% not 0.5%En el caso de propiedades de nueva construcción hay un 10% de IVA en este caso más un 1,5% de impuestos. Los gastos legales, notariales y de registro de la propiedad son los mismos al 0,3% y no al 0,5%.
